How to sanity-check a quote in thirty seconds
- Take the number of piers and multiply by the local rate above. If the quote is far higher, ask what else is in it - excavation depth, interior access, concrete removal and replacement all legitimately add.
- Ask why that number of piers. A good contractor can point at the engineer's report or at elevation readings. 'That is what we usually do' is not a reason.
- Ask what happens if the house does not lift as expected. Lifting an old settled house fully is not always possible or even desirable - sometimes stabilising in place is the right answer, and the quote should say which is being attempted.
Attempting to lift a long-settled house fully back to level can open new cracks in plaster, drywall and tile. Many engineers recommend stabilising and lifting partially. If a salesperson promises a full lift with no cosmetic consequences, be sceptical.
Interior piers cost more than exterior ones because the floor has to be broken out and replaced. If a quote is unusually high, this is often why.
What is usually excluded
- Cosmetic repair afterwards - patching drywall, re-hanging doors, re-pointing brick.
- Landscaping and hardscaping put back after excavation.
- Drainage correction, if the engineer recommends regrading or extending downspouts.
- Plumbing tests. If a leak is suspected under the slab, a static test is a separate cost and worth doing before piering.
